Outlet’s
10 Top Tips for Landlords
Got
a room to rent? Or a flat or
house to let? Then you need
these essential hints and tips
from accommodation experts
Outlet, to make sure the process
is as easy and smooth as
possible – and that you end up
with the best tenants!
- Get
organised: Create a written
list of appointments and
include time, name and contact
details.
- On
the day of a viewing, phone to
confirm and check the time
agreed.
- If
you need to cancel or
rearrange, give the tenant
adequate notice.
- Make
a list of questions to ask,
and the basic expectations you
have of a new tenant. Do you
want a non-smoker? A
vegetarian? Someone who knows
how to use a vacuum cleaner
occasionally?
- Ensure
the property is presentable
and appealing. Is it clean or
full of your clutter?
- Invite
a friend to assist you and
give you a second opinion,
although if you’re offering
a flatshare, don’t forget
that you’re the one who will
have to share their home with
the tenant!
- Have
a contract available (Pick one
up in advance from the Outlet
offices).
- Try
and arrange viewings on the
same day to save time and
allow you to compare
tenants.
- Begin
the process on a semi-formal
basis – you can always
become friends in time!
- Remove
ads for your property as soon
as you have found a tenant and
received a deposit.
Follow
these guidelines and you should
soon have a responsible tenant
– but remember that that
responsibility it a two way
process!
